Reading the bones before drawing anything

Melbourne's inner suburbs run on a few repeating plans. The single fronted Victorian, hallway down one side, lean to at the back. The double fronted, central passage, two front rooms much the same size. Then the Edwardian, wider openings, heavier joinery. Each breaks in the same spot, where a 1990s job took the wrong wall.

The first task is working out what is old and what only looks it. Cornice profiles, skirting heights, architraves, ceiling roses, old fireplace positions. Some is worth restoring. Some is copy work from twenty years ago. Owners are surprised by which is which.

Two rules come up in nearly every first meeting. The 70/30 rule says one style holds about seventy per cent of a room and the contrast about thirty. In a Victorian front room, keep the period dominant and let the new work be the thirty, or flip it and commit. Rooms fail when they land near fifty. The 3-5-7 rule is smaller: group objects in odd numbers, so they read as arranged rather than lined up. Neither rule tells you what to do with a chimney breast.

What we settle before a builder prices the job:

• Whether the rear addition holds the original ceiling height or drops
• How new joinery stops against old cornice, picture rail and skirting
• Chimney breasts: kept and used, kept and blind, or taken out
• Which windows get restored sashes and which get new glazing
• Where the storage goes, since a terrace was built with almost none

Toorak, South Yarra, Armadale and Brighton

Much of this ground sits inside heritage overlay areas, and owners assume that ties their hands. It does not. An overlay controls what the street can see: demolition, front facade, roof form, sometimes the fence. Behind it there is more freedom than owners expect.

Toorak and South Yarra hold the grander Victorian and interwar houses, where the risk is over furnishing them. Most luxury interior design in Melbourne ends up on these streets. Armadale runs to terraces and small Edwardians, where every centimetre of joinery gets argued over. An interior designer Melbourne buyers use in Toorak should not run the same playbook in Armadale. Almost none of the studios ranking for this search say what anything costs. Nobody prices a period house from a photograph, but you can ask which shape the fee takes. Some charge a fixed fee per stage off the drawings. Some bill hourly for decoration work. Some take a percentage of construction cost. A studio that will not say which it uses is the one to worry about.

Is design worth paying for? On a paint and furniture refresh, often not. On a house where you are moving services and opening walls, the fee is a small line next to the build cost. Australians had 1.32 billion dollars of home alterations and additions approved in June 2026 (abs.gov.au). Most of that gets decided on site at site prices. A designer earns the fee by moving those calls onto paper.
